  • You occupy your home as your primary residence
  • Your mortgage is owned or securitized by Fannie Mae or Freddie Mac
  • Your income is less than or equal to 100% of the applicable AMI limit in your area
  • Your mortgage is not subject to recourse, has an outstanding repurchase demand, credit enhancement, or other
  • Your current mortgage loan-to-value (LTV) ratio is greater than 80%
  • You are current on the mortgage at the time of the refinance, with a good payment history in the past 12 months

The new loan must be refinanced to a fixed rate loan, meet Loan-to-Value requirements, has no change in borrowers. In addition, any subordinate lien cannot be paid off with the refinance loan, but must be resubordinated to the new loan.
